Roofing help in BusseltonBay water on one side, surf on the other, and both are hard on steel.
Busselton faces Geographe Bay, which BlueScope classes as exposed marine water, and the City of Busselton also takes in the surf beaches around Yallingup. For roofing steel, both sides get the same strict distance rules. It's also one of WA's fastest-growing areas, so roofs range from new homes in Vasse to heritage buildings from the 1840s. What's different about roofs in Busselton
Wet from May to September
The long-running Busselton Shire station, with rainfall records back to 1877, averages 791.6 mm a year, with June (164.1 mm) and July (160.9 mm) the wettest months. The newer Busselton Aero station records 662.8 mm over 126.1 rain days. Either way, the wet runs from May to September and the summers are dry, with a record of 41.4 °C.
Storms can take a roof
Early on 12 July 2021, a storm took the roof off a home in Eagle Bay. The Bureau said the damage was consistent with a tornado or straight-line winds, and a gust of 92.6 km/h was recorded at the Busselton Jetty.
Alby's storm tide
When ex-tropical cyclone Alby passed on 4 April 1978, it brought a 2.5 m storm tide and a 1.1 m surge to Busselton. The coastal flooding damaged dozens of structures, including the jetty.
Why the bay counts as exposed
Cape Naturaliste keeps the Indian Ocean swell out of Geographe Bay, and the water off Busselton Beach is shallow and usually flat. Don't read that as gentle on steel, though. BlueScope's TB-35 bulletin classes Geographe Bay as exposed, and exposed water carries the same distance rules as breaking surf. Yallingup, 34 km west, has well-known surf beaches like Three Bears, Smiths Beach and Injidup, and BlueScope lists Smiths Beach as surf. On either coast, it recommends Zincalume and standard Colorbond only more than 200 m from the high water mark, Colorbond Ultra more than 100 m, and SUPERDURA Stainless at any distance.
New suburbs and old landmarks
The City of Busselton grew from 30,330 people in 2011 to 40,640 in 2021, and newer localities like Vasse had 2,853 residents by 2021. At the other end, the City has 225 heritage-listed places, including St Mary's Church (1844 to 1845), Wonnerup House (1859) and Weld Hall (1881).
Bushfire maps and termites
The Fire and Emergency Services Commissioner designates WA's bushfire-prone areas, covering bush and a 100 m buffer around it. Existing homes don't have to be brought up to the bushfire standard, but an extension or renovation may need to meet AS 3959. Termites are a statewide issue too: unless roof framing is metal, masonry or resistant or treated timber, it needs termite management.
The jobs that come up in Busselton
Gutters first. A clear run before May saves months of overflow, which our page on gutter cleaning in Busselton covers. Winter storms bring lifted sheets, ridge caps and flashings; see storm damage repairs.
Re-roofs and new metal near the bay or the surf need steel matched to your measured distance from the water, which our Colorbond roofing page explains. For a heritage-era or simply tired roof that's still sound, a roof restoration can buy years for far less than replacement.
In a storm
Wait out any storm indoors and leave the roof alone afterwards, however tempting it is to check. Ring the SES on 132 500 if the damage is an emergency. A ceiling that bulges or sags can come down, so keep clear of that room, and cut the power at the switchboard if water is reaching light fittings.
Where we'd start in Busselton
We'd find out first how far the house sits from the high water mark, whether that's the bay or the ocean, because BlueScope treats both alike and the distance decides the steel. Then we'd get the gutters and roof fixings checked in autumn, before the May to September wet and its storms. On a newer house in a growth area, the same applies: new roofs need maintenance too.
