Roofers in NewcastleWinter storms off the sea, salt on the wind, and a city built over coal.
Newcastle's worst roof weather comes from East Coast Lows, the winter storms that ran the Pasha Bulker aground at Nobbys in 2007. Add salt spray along the beaches from Stockton to Merewether, old coal workings under parts of the city and nine heritage conservation areas, and a roof here has local questions to answer. Tell us what's wrong and your postcode. We'll match you with a roofer on our books who specialises in that job and covers your area, and if nobody does yet, we'll let you know straight away.

What's different about roofs in Newcastle
East Coast Lows bring the damage
On 8 June 2007, Newcastle recorded a 124 km/h gust and 164.6 mm of rain in six hours, and around 10,000 properties flooded. In April 2015, gusts reached 135 km/h at Newcastle, the highest April gusts on record in NSW, with gales for about 30 hours. Another storm in June 2016 brought gusts up to 125 km/h.
The rain comes in late autumn and winter
Nobbys Signal Station averages 1,034.5 mm a year (1991 to 2020), and the wettest months are June, May and March, not summer. Inland is wetter again: the Newcastle University station, 8.5 km west-north-west of the CBD, averages 1,111.2 mm.
Surf and salt along the coast
Newcastle has surf beaches from Nobbys and Bar Beach to Merewether, and Stockton faces the open Pacific across the Hunter River. In the 2007 storm, swells reached 14 metres and sand blew more than 100 metres inland. Lysaght recommends Colorbond Ultra 100 to 200 m from breaking surf and Superdura stainless within 100 m.
Old coal mines underneath
Parts of the city sit over old underground coal workings. Inside a proclaimed Mine Subsidence District, building work needs Subsidence Advisory NSW approval before it starts, and its conditions can cover materials and construction methods.
Heritage streets and a quake-tested city
The 1989 earthquake damaged over 35,000 homes. Today the council's planning rules cover nine heritage conservation areas, including Cooks Hill, where parapets hide terrace roofs from the street, the Glebe Road Federation cottages and the Hamilton South garden suburb.
Bushfire-prone pockets
City of Newcastle and the neighbouring Hunter councils map bush fire prone land, certified by the NSW Rural Fire Service. You can check your property with the RFS online tool, ask council to see the map, or look at your Section 10.7 planning certificate.
The roofing jobs Newcastle homeowners ask for most
Storm repairs and winter leaks. Wind-lifted tiles and sheets, broken ridge caps and leaks in long autumn rain. See roof repairs in Newcastle.
New roofs near the beach. The big question is how far you are from breaking surf, because that decides which steel will last. Start with Colorbond in Newcastle or roof replacement in Newcastle.
Restoring older homes. The heritage areas are full of Federation cottages, inter-war bungalows and terraces, and the council names corrugated metal and terracotta tile roofs among the details to keep. See roof restoration in Newcastle.
Roof cleaning. Afternoon humidity at Nobbys averages 67%, and damp roofs grow moss and lichen. See roof cleaning in Newcastle.
Gutters before winter. Clear gutters and downpipes before May, when the wettest stretch begins. See gutter cleaning in Newcastle and roof plumbing in Newcastle.
Who can work on your roof in NSW
NSW licenses roof plumbing, roof tiling and roof slating as separate trades, and any of them needs a contractor licence once the job is worth more than $5,000 including GST. Roof plumbing covers gutters, downpipes, flashings and metal roofs, while roof tiling covers tiles, bedding and pointing. You can check any licence, and the categories it covers, on the NSW Government's online licence check.
Jobs over $5,000 need a written contract, and most work over $20,000 needs Home Building Compensation Fund cover, with the certificate given to you before you pay anything, deposit included. The deposit can't be more than 10 percent.
We're a referral service, so we don't do roofing work ourselves. We check licences before passing any job on. Our guide to checking a roofer's licence shows how to look one up yourself.
If an East Coast Low has just hit
Stay out of rooms where the ceiling is sagging, and switch off the power at the switchboard if water is near lights or power points. For storm damage emergencies, call the SES on 132 500. Keep off ladders and the roof until the wind and rain have passed, and photograph damage from the ground for your insurer.
If it were our Newcastle roof
We'd have gutters, valleys and downpipes cleared in April, before the wet months, and save painting and restoration for spring or summer. Near the surf, we'd measure the distance to breaking waves before choosing steel. And if the house is in a heritage area or a Mine Subsidence District, we'd check what approvals apply before signing anything.
