What's different about roofs in Melbourne

The worst weather rides in on cold fronts

Cold fronts bring most of Melbourne's severe weather. North-westerlies ahead of the change can reach gale force, then the showers behind it can turn heavy and carry hail. On 6 March 2010, hail the size of golf balls fell on the city and western suburbs, and cricket-ball hail fell from Ferntree Gully to Lysterfield.

Rainfall changes a lot across the city

Bureau of Meteorology averages put Melbourne Airport at 515.5 mm a year, Mornington at 736.7 mm and Mount Dandenong at 1,164.2 mm. A roof in the ranges spends far more of the year wet than one out west, and that shows up as moss, rot and blocked gutters.

The bay counts as exposed water, not calm

Port Phillip has moderate waves, but BlueScope's salt marine bulletin classes it from Altona to Portsea as exposed water, the same distance rules as breaking surf. Only spots like Williamstown and the Yarra River count as calm. The peninsula's ocean coast is open surf. If you're near the water, have your roofer confirm which category your street falls in.

Bushfire country on the fringe

The Dandenong Ranges, about 35 km east of the city, are described as highly bushfire prone right across the range. Since Black Saturday, homes in Victoria's bushfire-prone areas get a Bushfire Attack Level (BAL) rating that sets how they must be built, roof included.

Roofs from every era

Inner suburbs like Carlton, Fitzroy, Collingwood and Richmond have rows of terraces built between the 1850s and 1890s, with the roof hidden behind a decorative parapet. Further out you'll find Federation homes with terracotta tiles, Edwardian homes and bungalows in Camberwell and Caulfield, and postwar Housing Commission houses, including precast concrete and prefabricated weatherboard.

The roofing jobs Melbourne homeowners ask for most

Leaks after storms. October and November are the wettest months on average at Olympic Park, and summer storms can dump a lot of water in minutes. That's when cracked tiles, tired flashings and blocked valleys give themselves away. See roof leak repair in Melbourne.

Gutters and roof plumbing. In the March 2010 storm, about 2,000 homes were damaged, mainly because overloaded guttering led to leaks and collapses. Terraces drain through box gutters hidden behind their parapets. See roof plumbing in Melbourne.

Restoration and rebedding on tiled roofs. Plenty of Melbourne's tiled roofs, Federation onwards, are sound underneath and need their ridge mortar redone, a clean and a recoat rather than a new roof. Start with roof restoration in Melbourne.

Re-roofing, in tile or Colorbond. When a roof is past saving, the big local questions are which steel suits your distance from the water and what your BAL rating requires. Re-roofing in Melbourne covers both.

Gutter guards and cleaning in the hills. In the ranges, clear gutters are a fire safety job as well as a drainage one. See gutter guards in Melbourne.

Heritage streets need a bit more care

Albert Park, Fitzroy, Carlton, Parkville and East Melbourne are under strict heritage overlays. Inside a Heritage Overlay, Victoria's planning rules need a planning permit to alter a building's outside, or for repairs that change its appearance or don't use the same details and materials. Talk to your council before changing the roof material or colour, and ask any roofer whether they've worked on parapet roofs, slate or old terracotta.

If a storm has just hit

Keep out of any room with a sagging ceiling, and switch the power off at the switchboard if water is near lights or power points. For storm damage emergencies, call the SES on 132 500. Stay off ladders and the roof until the weather clears.

Who's allowed to work on your roof in Victoria

Victoria splits roof work between two trades. Tiling, rebedding and pointing fall under a builder registration class limited to roof tiling. Metal roofs, flashings and gutters are regulated plumbing work, called roofing (stormwater), which needs a licensed or registered plumber. Both are on the Building and Plumbing Commission's practitioner search, and the BPC replaced the Victorian Building Authority on 1 July 2025.

We're a referral service, not a roofing company. If we have a licence-checked roofer who covers your postcode and does your kind of job, we pass your details to that one roofer, who calls you and quotes. If nobody suits your area yet, we say so up front. Here's how to check a roofer's licence.

If it were our Melbourne roof

We'd get gutters and valleys cleared before October, when the wetter months start, and book any coating work for late summer, when it's usually driest. In the ranges or on the bushland fringe, find out your BAL rating before choosing a new roof or gutter guard. Within a couple of hundred metres of the bay or the surf, ask which steel suits that distance before you sign.

Balcony leak

If you ask me they are the best in the business for roofing. They did my balcony rework and the leak is finally gone. I was double minded about who to hire but glad I went with them. They are very transparent about the costs and the timeline. A 10 year warranty gives me peace of mind.

Wonderful experience with [the roofer], who came at short notice to fix tiles that were in danger of falling and hurting someone. He came on Easter Saturday, fixed the tiles and didn’t want payment because it was a quick job. He was professional, polite and very generous with his time.

Questions

Straight answers.

When is the best time of year for roof work in Melbourne?
For coatings and painting, late summer is usually best. February is the driest month on average at Olympic Park, while October and November are the wettest. Repairs to stop a leak shouldn't wait for the season, though.
