Roofers on the Sunshine CoastHail, year-round rain, beachfront salt and bushland fire.

On the Sunshine Coast, roofs face hail, a lot of rain with no proper dry season, salt along the beachfront and bushfire on the bushland edges around Peregian and Noosa. Plenty of older homes started out as fibro shacks too, so asbestos is a real question. Tell us what's going on. We'll find a roofer near you who specialises in that job if we have one, and tell you upfront if we don't.

What Sunshine Coast roofs are up against

Hail the size of cricket balls

On 17 November 2019 a hailstorm hit parts of Brisbane and the Sunshine Coast, with radar estimating stones up to 7.7 cm. Homes and businesses reported damaged roofs, awnings and solar panels, plus water damage inside from overflowing gutters. Risk Frontiers puts the Insurance Council's estimated loss at $115M.

Storm season, then east coast lows

Sunshine Coast Council says storms usually run from November to March, with the wet season opening on thunderstorms. East coast lows can follow from January to June. They bring the fast-moving winter storms and, according to council, most of the serious coastal damage.

Rain with no real dry season

Sunshine Coast Airport averages 1,498.3 mm a year over 106.5 rain days (1996 to 2025, Bureau of Meteorology figures on Wikipedia). February is wettest at 217.5 mm, and even September, the driest month, averages 52.3 mm. The climate is described as humid subtropical with no dry season.

A coastline already under pressure

Council has prioritised Golden Beach and Bulcock Beach at Caloundra for coastal hazard work, and finished early studies at Maroochydore and Mooloolaba. Near the water, Lysaght points homes to COLORBOND Ultra steel 100 to 200 m from breaking surf and SUPERDURA stainless any closer.

Bushfire around Peregian and Noosa

In 2019, fires at Peregian Beach, Cooroibah and Noosa North Shore saw more than 8,000 residents evacuated. Council burns off across its 8,300 hectares of reserves, usually from March to September, ahead of the spring fire season.

From fibro shacks to Aura

Between 1914 and 1946, cheap seaside shacks went up along the north coast, often from recycled materials including fibro cement. Building boomed in the 1960s and 1970s, and Aura, south of Caloundra, is planned for about 20,000 new dwellings. Noosa Shire has no high-rise buildings at all.

The jobs that come up most here

Hail and storm repairs. Cracked tiles, dented sheets and damaged solar after hail, or lifted ridge caps after a blow. See roof repairs on the Sunshine Coast.

Gutters and downpipes. In the 2019 hailstorm, overflowing gutters caused damage inside homes. Roof plumbing and gutter replacement are where to start.

Coastal re-roofs. Near the beach, picking steel rated for your distance from the surf comes first. See Colorbond roofing.

Cleaning and restoration. Year-round humidity means moss, lichen and mould on roofs. Roof cleaning and restoration cover what's worth doing.

Gutter guards on the bushland edge. Around Peregian and Cooroibah, non-combustible guards help keep dry leaves away from embers. See gutter guards.

Before anyone touches an old fibro roof

If your home was built before 1990, Queensland's asbestos authority says it's likely to contain some asbestos, and you can't tell by looking. Don't drill, cut, walk on or water-blast a roof that might be asbestos cement. Water-blasting one is illegal in Queensland, with fines up to $10,000 plus the clean-up costs.

Licences, and how we fit in

Roof work in Queensland is licensed by the QBCC, and the licence class has to match the job: roof tiling for tiles, roof and wall cladding for metal, plumbing and drainage for regulated plumbing. Ask for the licence number and check it on the QBCC register before you pay a deposit. The two councils here are Sunshine Coast Regional Council and Noosa Shire Council.

We're a referral service. If a licence-checked roofer on our list covers your suburb and your kind of job, we send your details to that one roofer, who contacts you to quote. If there's nobody for your area yet, you'll hear that from us straight away.

What we'd do on the Sunshine Coast

We'd book gutter and roof checks in winter or early spring, before the November storms and the spring fire season. Near the beach, we'd ask which steel suits the exact distance from the surf. On any home built before 1990, we'd have the roof material tested before anyone cleans, cuts or replaces it.

Questions

Straight answers.

When is the best time for roof work on the Sunshine Coast?
There isn't a true dry season, but September is the driest month on average at the airport and February the wettest. Coatings and re-roofs are easiest to schedule from late winter into spring. Leaks and storm damage shouldn't wait.
Will my insurer cover hail damage?
Moneysmart says most home and contents policies cover storm damage, including hail. Photograph the damage before anything is moved or fixed, and speak to your insurer before paying for repairs. Our hail damage claim guide has more.
