Caloundra, between the surf and the passage
Surf on two sides
BlueScope's TB-35 names Sunshine Coast beaches and Bribie Island as surf. Lysaght recommends COLORBOND Ultra for severe coastal sites 100 to 200 m from breaking surf, and SUPERDURA stainless within 100 m.
Coastal hazards already here
Sunshine Coast Council has prioritised Bulcock Beach and Golden Beach for coastal hazard investigations because they're already seeing impacts such as inundation. The Moffat Beach seawall was damaged in 2022 and again in early 2024, and was rebuilt larger from May 2025.
Units and holiday lets
In 2021, 48.1% of occupied homes in the suburb of Caloundra were flats or apartments, and 26.6% of private dwellings were empty on census night. The median age was 58.
From land sales to a boom
Land sales began in 1883, Bulcock Beach was cut into 404 lots in 1917, and Caloundra boomed from the early 1950s.
Heritage by the water
The Caloundra Lighthouses and the Kings Beach Bathing Pavilion are both heritage listed.
What that means if you own in Caloundra
Steel chosen for the surf. BlueScope measures its distances from the high water mark, and recommends standard COLORBOND only beyond 200 m from breaking surf. Closer in, it's Ultra or stainless. Colorbond roofing on the Sunshine Coast covers colours and profiles.
Tiles are another option. Monier says its concrete and terracotta tiles are salt safe and won't corrode, though flashings, valleys and fixings still need to suit the salt.
Gutters and fixings to match. Screws, flashings and gutters often corrode before the roof sheets in salt air, so they need the same rating. See gutter replacement on the Sunshine Coast.
Absent owners. With so many units empty at any one time, a small leak can run for weeks before anyone notices. If you rent out or visit now and then, a roof and gutter check after big storms is worth booking.
Older buildings. A home built before 1990 is likely to contain some asbestos, so never water-blast old fibro.
If it were our place in Caloundra
Near the beach, we'd buy the roof for the salt: product named on the quote, fixings to match, and a hose-down of eaves and gutters between rain. In a unit block, we'd go through the body corporate. For a holiday place, we'd ask a neighbour or manager to check the ceilings after storms.
