Why painting a Toowoomba roof is its own job
Character homes east of the CBD
The Caledonian Estate has timber Queenslanders from around 1900, usually under corrugated iron. Surface rust can be treated and painted over. Iron that's rusted through needs new sheets before any paint goes on.
Heritage-listed places
More than fifty Toowoomba sites are on the Queensland Heritage Register, many of them on Russell Street, plus places on local registers. On a state-listed place, most changes need approval first, though general exemption certificates cover some minor maintenance. For a locally listed home, ask Toowoomba Regional Council.
Sun that fades coatings
Summer maximums average about 28 °C, and the record is 40.8 °C, set in February 2017. Dulux says coatings fade partly through chalking, when UV breaks down the acrylic binder, so expect the most exposed slopes to dull first.
Fog and frosty mornings
Toowoomba gets fog more often than many Queensland towns do, and frost on winter nights. Coatings need a dry roof, so a painter may start late on cold mornings or wait out a damp spell. Ask how they'll plan around it.
Built before 1990? Rule out asbestos first
Queensland says a house built before 1990 likely contains some asbestos, and old fibre cement roofs are a common place for it. Water blasting asbestos cement is illegal in Queensland, with fines up to $10,000 plus clean-up costs, and the state suggests fungicide and sealant instead. Read painting an asbestos roof before booking anyone.
Paint, restoration or neither?
Paint is a coating, not a repair. On concrete tiles, Monier says the colour layer plays no part in waterproofing and a repaint needs redoing every five years or so to keep the look. Terracotta doesn't need it at all, because its colour is fired in.
Overpainting Colorbond voids BlueScope's warranty, so it's usually only worth doing once the factory finish is well past it. If tiles are cracked or ridge caps are loose, you want a roof restoration, which includes the repairs, not just paint.
If you're changing colour anyway, think about summer comfort. BlueScope says light roofs can run up to 35 °C cooler on the surface than dark ones in hot sun. Our colour visualiser lets you try a shade on a house first.
Questions for a Toowoomba roof painter
- Is my roof fibre cement, and if it might be, how will you prepare it without water blasting?
- Is the house heritage listed, and have you painted listed homes before?
- Which coating system will you use, and what does its warranty depend on?
- Which iron sheets need replacing before painting, and is that in the price?
- How many coats, and how will you work around foggy or frosty mornings?
- If you're also rebedding ridges or replacing sheets, which QBCC licence covers that part?
Our take
If the iron or tiles are sound and it's only the finish that's tired, painting is good value. We'd settle heritage status and asbestos first, then choose a roofer who replaces rusted sheets before painting rather than painting over them. The national roof painting page covers the job itself, and the Toowoomba page covers local weather.
