Where Bendigo roof plumbing work comes from
Verandahs on gold rush cottages
The Vahland cottage, credited to Bendigo architect William Vahland, put iron-lace verandahs on houses across Victoria. A verandah roof has its own gutter, flashing against the house wall and sometimes a box gutter where it meets the main roof. Those junctions are where old cottages tend to leak.
Flash floods and undersized downpipes
Bendigo has flash flooded in 2010, 2022 and 2024. When a storm drops more water than a gutter's outlets can take, it overflows into eaves and walls. A roof plumber can add or enlarge downpipes and rainwater heads so the roof drains faster.
Hail-damaged flashings and skylights
The January 2023 hail came through skylights as well as roofs across Greater Bendigo, and Eaglehawk topped the state for VICSES requests. Dented gutters and flashings, and skylight seals knocked loose, can show up weeks later as slow leaks.
Ember gaps in Long Gully and Eaglehawk
The Black Saturday fire burned into Long Gully and Eaglehawk on 7 February 2009, taking around 61 houses. Victoria's Bushfire Management Overlay sets a construction standard through the Bushfire Attack Level on land it covers. Even outside it, sealed gaps and ember guard on gutters are worth asking about.
Frosty nights, hot days
With 26.1 frost nights a year at the airport and a 45.9 °C record, long runs of metal roofing and gutter expand and shrink a lot. Fixings that allow for movement matter on long runs.
Questions for a Bendigo roof plumber
- Are my downpipes big enough and in the right places for a flash-flood downpour?
- Where my verandah meets the house, what's the flashing like, and is there a box gutter?
- Did the 2023 hail damage any gutters, flashings or skylight seals?
- Is my land in a Bushfire Management Overlay, and what does that mean for new work?
- On a heritage cottage, can you match the original gutter and verandah profiles so the work doesn't need a planning permit?
- What's your plumbing licence number?
Our take
If water comes in during heavy rain but not in light showers, we'd look at downpipes and verandah junctions before blaming the tiles. On a cottage in Golden Square, Ironbark or Long Gully, we'd choose a roof plumber who has worked on heritage verandahs. And in the suburbs that burned in 2009, we'd get ember guard quoted at the same visit. There's more on the trade on our roof plumbing page.
