Roofing in MorayfieldYounger roofs, older storms.

Morayfield was dairy and small crop farms until the mid-1980s, so most of its roofs are the product of one big building boom. Wikipedia describes mainly low-set brick homes, and the 2021 Census counted 81.7% separate houses. Those roofs have now seen decades of summer storms, and the Caboolture River and Burpengary Creek both run through the suburb.

What shapes a Morayfield roof

Built in one rush

There were 2,305 people here in 1986, 15,496 by 1996 and 24,898 at the 2021 Census. A house from that first wave has now been through 30-odd storm seasons on its original roof.

Low-set brick, some acreage

Wikipedia describes mostly low-set brick homes with some semi-rural blocks on the edges. Single-storey eaves keep access simple, which helps when a roofer only needs to look at gutters or a valley.

Two waterways that rise fast

The Caboolture River flows through Morayfield to Deception Bay and is prone to flash flooding, with major floods recorded in 1974, 1989, 1991, 2010, 2011, 2013 and 2015. Burpengary Creek runs through the southern streets too, and parts of Morayfield flooded in January 2011.

Plenty of renters

At the 2021 Census, 43.9% of homes were rented, 33.6% mortgaged and 19.7% owned outright. If you rent, report a leak to the landlord or agent in writing the day you notice it.

Bushfire rules under review

City of Moreton Bay currently leaves General residential zones out of its Designated Bushfire Prone Areas. A proposed amendment, consulted on under the name 'Shaping Morayfield South', would bring new buildings on mapped land in those zones under the NCC bushfire rules. It's about new building work, not existing roofs.

Which roof jobs come up most in Morayfield?

Ridges and valleys on tiled roofs. On a tiled roof of this age, the mortar holding the ridge caps and the metal valleys between roof slopes are the usual weak points. Our page on rebedding and repointing in Brisbane explains the fix.

Gutters and downpipes that can't keep up. In a flash-flood storm, a gutter that's sagging or half full of silt spills water into the eaves and down the brickwork. See gutter replacement in Brisbane for when patching stops being worth it.

A first full restoration. If the roof covering is sound but tired, a restoration can buy years.

What to ask a roofer before you book

  • Is this a repair, or is the whole roof due for work? Can I see photos of what you found?
  • Which QBCC licence class covers my roof? Roof tiling and roof and wall cladding are separate licences.
  • If the job tops $3,300, is Queensland Home Warranty cover included in the price?

What we'd do in Morayfield

Before November, we'd have a roofer check the gutters, downpipes and valleys on any roof that's been up since the late 1980s or 90s, and fix the small stuff while it's small. If they say the roof needs more than that, ask for photos and two options. Send us the job with your street name: if a licence-checked roofer covers Morayfield, we'll share your contact details with them and nobody else, and if not, we'll let you know quickly.

Questions

Straight answers.

Is my Morayfield house in a bushfire prone area?
It depends on your lot. City of Moreton Bay maps bushfire hazard through an overlay in its planning scheme, and residential zones are currently excluded from its designated bushfire prone areas. A proposed amendment would change that for new buildings. Check council's mapping for your address, or ring council and ask.
Will insurance treat creek flooding the same as storm damage?
Often not. Moneysmart says most home insurance covers storms, including rainwater, but flood has its own standard definition and may be excluded. Read your product disclosure statement, and take photos before anything is moved.
