Roofers across the RedlandsFrom Cleveland's waterfront to the bay islands.

The Redlands runs along the southern shore of Moreton Bay, from Capalaba and Cleveland down to Redland Bay, plus North Stradbroke and the smaller bay islands. BlueScope uses Cleveland as an example of exposed salt water, so steel choice matters on the waterfront, while inland streets back onto koala bushland. Tell us your suburb and the job. We'll match you with a roofer there who specialises in that job if we have one, and say so quickly if we don't.

Three kinds of Redlands roof

On the waterfront

BlueScope's TB-35 names Cleveland on Moreton Bay as exposed marine water. On its selection guide, that puts standard COLORBOND at least 200 m back from the water, Ultra at 100 m, and SUPERDURA Stainless anywhere.

In the bushland suburbs

Much of Redland City is suburbs interspersed with bushland, home to koalas, flying foxes and scribbly gum forest, and it includes Venman Bushland National Park. At the 2021 Census, 83.9% of occupied homes were separate houses, many of them under trees.

On the islands

More than 6,000 people live on North Stradbroke, Coochiemudlo and the Southern Moreton Bay Islands. Vehicle ferries run from Toondah Harbour at Cleveland to Dunwich. About 3200 hectares burned on the eastern side of North Stradbroke in the late 2018 fire.

Growth since the 1980s

Rail returned to Cleveland in 1980, twenty years after it stopped, when the town had over 5000 people. It was nearing 10,000 by 1992, and the Raby Bay canal estate broke ground in 1983.

Heritage, state and local

Listed places include the Cleveland Point Light, the Grand View Hotel, Whepstead Manor and Ormiston House, and Redland City Council keeps its own Register of Heritage Places.

Which jobs suit which part of the Redlands

Waterfront and canal homes. Steel grade, matching fixings and regular hosing of unwashed areas matter most. BlueScope doesn't name Raby Bay's canals in its examples, so have the roofer confirm the marine class for your address. Colorbond roofing in Brisbane covers the products.

Bushland streets. Gutter cleaning, guards and valley checks after storms are the regular jobs. If your block is in a bushfire-prone area, ask whether new roofing, gutters and guards suit its bushfire attack level (BAL); BlueScope says COLORBOND roofing, gutters and downpipes can form part of a compliant system up to BAL-FZ under AS 3959. See ember guards.

Older homes anywhere. A house built before 1990 is likely to contain some asbestos, Queensland's asbestos advice says, so have fibro eaves or sheeting tested before cutting or cleaning.

What we'd do in the Redlands

Work out which of the three you are first. On the water, we'd choose the steel by distance and get it named on the quote. Near bush, we'd keep gutters clear before storm and fire season. On the islands, we'd ask for travel and freight to be priced as their own lines, so there are no surprises on the invoice.

Questions

Straight answers.

Is Cleveland's bay water exposed or calm for roofing?
BlueScope lists Cleveland on Moreton Bay as exposed, and its distance rules for exposed water match those for surf. Canal estates such as Raby Bay aren't named in its examples, so ask your roofer to confirm.
Can you find roofers for North Stradbroke and the bay islands?
Tell us where you are. If we have a licence-checked roofer who takes island jobs, we'll pass yours on, and if we don't, we'll tell you straight away rather than leave it hanging.
Do I need approval to repair a heritage-listed roof in the Redlands?
If the place is on the Queensland Heritage Register, expect to need approval before work starts, sometimes even for repairs. Locally listed places are a question for Redland City Council.
