What shapes a Capalaba roof
A 1970s growth spurt
Leslie Harrison Dam, completed in 1968, gave the then Redland Shire a reliable water supply and led to considerable residential, commercial and industrial growth through the 1970s. Capalaba Park Shopping Centre followed in 1981.
Built before 1990
Queensland's asbestos advice is that a home built before 1990 is likely to contain some asbestos, and you can't tell by looking. That's worth knowing in a suburb that boomed in the 1970s.
Bush at the back fence
Capalaba's light industrial zones are surrounded by bushland and residential streets, and the suburb takes in the Coolnwynpin Nature Refuge. One heritage-listed Tallowwood on the IndigiScapes trail is over 400 years old.
Houses and townhouses
At the 2021 Census, 77.7% of occupied homes were separate houses and 18.6% were townhouses or similar. It's the second most populous suburb in the Redlands.
Creek, not bay
Tingalpa Creek forms Capalaba's border with Brisbane. BlueScope's bay-front salt examples are at places like Cleveland, so ask your roofer whether marine exposure is a factor for your street at all.
What Capalaba homeowners usually need
Gutter clearing and guards. Under gums, gutters fill quickly and overflow into the eaves. Monier's rule of thumb is a gutter, downpipe and valley clean every year, or two a year where trees overhang. See gutter cleaning in Brisbane and our gutter guard guide.
Restoring a tiled roof. If your roof is tiled and the tiles are sound, a restoration (cleaning, rebedding the ridge caps and recoating) is often better value than a new roof. See roof restoration in Brisbane.
Asbestos checks before cleaning. It's illegal in Queensland to water-blast an asbestos cement roof, and asbestos.qld.gov.au says homeowners can be fined up to $10,000 and made to pay for the clean-up. If your eaves or roof sheets might be fibro, have a sample tested first.
Where we'd start in Capalaba
We'd clear the gutters and have a roofer look at the valleys and ridge caps before storm season. If the house dates from the 1970s or 1980s, we'd find out whether there's asbestos before anyone cleans, cuts or drills.
