Canning Vale at a glance, for roofs
Young suburb, fast build
The suburb dates from the 1980s, but most of today's housing land stayed rural until 1994. In 2001 there were 4,115 dwellings, all but 205 of them separate houses, and the population went from 12,849 that year to 33,059 by 2016.
Almost all detached houses
In the 2021 Census, 94.4% of occupied homes were separate houses, 4.8% townhouses or similar and 0.8% flats. The median age was 37.
Two councils
The City of Canning looks after the area west of Nicholson Road and the City of Gosnells the area east of it. If a job ever needs council approval, check which one is yours.
A wetter corner of Perth
Jandakot, Canning Vale's neighbour, averages 811.5 mm of rain a year at its airport, against 723.9 mm at Perth Metro. Canning Vale's own land is described as swampy, with unusually plentiful permanent fresh water.
What tends to go wrong on a younger roof?
Newer roofs fail in different places from old ones. Look first at the details: a flashing that wasn't sealed well, a valley that struggles in a downpour, or holes added later for solar panels, aerials and air conditioners. Leaks around solar mounts have their own guide.
Mortar and gutters still age, though. A tiled roof from the 1990s may now be ready for rebedding and repointing, and gutters overflow when downpipes block, whatever the age of the house.
If your home is only a few years old, check whether the builder's warranty still covers the problem before you pay someone else to fix it. A roofer's written report with photos is useful if you need to take it back to the builder. Roof repairs in Perth covers what a repair visit involves.
Questions to ask a roofer about a newer roof
- Is this a workmanship fault from the build, or ordinary wear?
- Will you write that up with photos I can show my builder?
- Were the solar panel and air conditioner penetrations sealed properly?
- Is the ridge pointing starting to crack, or is it still sound?
- Does any of this need council approval?
If it were our Canning Vale house
We'd find out whether it's a build defect or wear before spending a cent. If the house might still be under the builder's warranty, a dated roofer's report gives you something solid to hand over. If it isn't, problems on a roof this young are often small and targeted, so we'd be wary of anyone pushing a full restoration straight away.
