Why Mandurah roofs work harder than they look
Summer rain that arrives all at once
On 12 December 2011 Mandurah got 69.4 mm, against a December average of 15.5 mm, and 74.2 mm fell on the same date a year later. In January 2012, 57 mm brought power cuts and flash flooding. The outer bands of decaying Tropical Cyclone Narelle dropped 102.8 mm on Mandurah on 28 March 2026, compared with 62.8 mm in Perth.
Estuary, canals and ocean
The Mandurah Estuary drains the Peel Inlet and Harvey Estuary and is about twice the size of Sydney Harbour. Canal suburbs such as Halls Head, Dudley Park and Wannanup reach out from the inlet, and the city also has a long run of sandy Indian Ocean beaches.
From fishing village to city, quickly
Mandurah was little more than a fishing village until the post-war boom. It became a shire in 1961 and a city on 14 April 1990, growing into a major regional city in just over a decade.
Townhouses, retirees and empty nights
In the 2021 Census, 46.1% of occupied homes in the suburb of Mandurah were separate houses and 37.3% townhouses or similar. The median age was 50, and 22.7% of private dwellings were unoccupied on census night.
The jobs that make sense in Mandurah
Gutters and downpipes come first. By December, gutters tend to hold a season of dry leaves and dust, and the first big storm finds every blockage at once. A gutter clean before summer, and checking downpipes run freely, is cheap protection against water backing up into the ceiling.
BlueScope's TB-35 names Peel Inlet as calm water, where standard Colorbond can go any distance and Zincalume needs more than 100 m. It doesn't list Mandurah's canals or its ocean beaches, so get the roofer to confirm the class for your street. Near the beaches, expect the stricter surf or exposed limits, which keep standard Colorbond more than 200 m back.
If it's a holiday house or you're away for long stretches, a roof inspection with photos after the wet season shows you what's going on while nobody's there to spot a stain on the ceiling.
If you're not there full time
- Ask a neighbour to look at ceilings and cornices after heavy rain
- Get gutters cleared before the summer storm season, not after it
- Ask the roofer for dated photos of the roof, gutters and flashings
- Keep the roofer's report with your insurance papers, in case you need to show the roof was looked after
- Make sure the roofer can get safe access when you're away, and agree how you'll approve extra work
Where we'd start in Mandurah
We'd start with gutters, downpipes and a roof check before summer, because Mandurah's worst rain days have come as short, heavy bursts. If the home sits empty for part of the year, we'd pay for the photos. It's the cheapest way to catch a slipped tile or a rusted gutter before a storm does.
