Brookvale in brief
Units and townhouses
Only 18.3% of occupied homes were separate houses in 2021, and 44.4% were rented.
From farms to factories
Brookvale grew from farmland into a major manufacturing and warehousing area, and after World War II much of the land was bought by immigrant families, many of them Italian. Brookvale House was sold in 1961, clearing the way for Warringah Mall.
Runoff to the lagoon
A Northern Beaches Council flood study traces stormwater from the streets above Old Pittwater Road through Warringah Mall into Brookvale Creek, then Manly Lagoon and out to the ocean.
Few trees
NSW Government mapping puts Brookvale's canopy in the 10 to 20% range, against 40 to 100% in neighbouring Allambie Heights.
Beaches next door
Curl Curl and North Curl Curl sit on Brookvale's eastern side.
What that means for your roof
In a unit or townhouse complex, start with the strata manager or owners corporation, and keep photos of any water coming in. For bigger jobs, NSW requires a written contract once the price is over $5,000, and the roofer must hold a licence for that work.
If your gutters overflow in every downpour, have a roofer check their size and overflow measures. The building code sizes Sydney eaves gutters for 201 mm an hour of five-minute rainfall and needs a way for overflow to escape away from the house. Older gutters may not. Leaking gutters covers the common causes.
Toward Curl Curl, have the roofer measure your distance from the surf before you choose metal roofing. BlueScope recommends standard COLORBOND more than 200 m from breaking surf, measured from the high water mark.
What we'd do in Brookvale
Unit owners: go through strata. House owners with water coming in during heavy rain: get the gutters and downpipes looked at before blaming the roof itself, since Monier lists blocked gutters, downpipes and valleys among the common leak sources. If you'd like a roofer, tell us the job and your postcode. We'll send it to one licence-checked roofer who covers Brookvale if we have one, and tell you plainly if we don't.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
