What shapes a Chatswood roof
Mostly units
At the 2021 Census, 67.6% of occupied homes were flats or apartments, 27.9% were separate houses and 4.3% were semis, terraces or townhouses. Half (50.2%) were rented.
Built in waves
Houses started going up in 1876. Building picked up when the North Shore railway opened in 1890 and again after the Harbour Bridge opened in 1932.
Conservation areas
Willoughby has twelve heritage conservation areas. The North Chatswood and South Chatswood areas cover homes from about 1880 to 1930, and South Chatswood is mostly single-storey houses with a few two-storey mansions, many with original detailing.
Plenty of leaves
NSW Government canopy mapping (2016 data) puts Chatswood in the 30 to 40% tree cover range. That's a lot of leaf litter heading for gutters and valleys (the channels where two roof slopes meet).
Bushfire history
Wikipedia's account of the January 1994 bushfires lists Chatswood among the suburbs where homes were lost, along with Lindfield, Turramurra and Macquarie Park.
On a heritage house, what counts as a repair?
Willoughby City Council says maintenance and repairs in its conservation areas don't need a development application as long as no new materials are introduced. Its own example is replacing roof tiles with tiles that match the colour, finish and detail of the existing ones. Swapping terracotta for steel is a different conversation, so check with council first.
The usual NSW shortcut doesn't help here either. A July 2023 state fact sheet says repairing or replacing roof tiles and sheeting can be exempt development, but not in heritage conservation areas or on heritage items.
Old tiles aren't automatically finished. The NSW Government's heritage schedule gives terracotta roofs a life expectancy of 40 years and slate 50 or more, with an inspection every 7 years. Treat that as a prompt for an inspection, not a deadline. See terracotta restoration and slate and heritage roofs.
If you live in a unit
Talk to your strata manager or owners corporation before booking anyone. The roof over a unit block is normally shared, and they'll want to organise the work. If you rent, report the leak to your agent or landlord in writing, with photos and dates.
Worth asking a roofer before work on a Chatswood period home
- Can you match the existing tiles in colour, finish and profile, and where will the replacements come from?
- Does any part of this job introduce a new material, and should we check with Willoughby City Council first?
- Is your NSW licence current for roof tiling or roof slating? These are separate trade categories, and work over $5,000 needs a licence.
Our take on Chatswood roofs
For a period house, we'd start with an inspection, ask for like-for-like repairs, and keep gutters and valleys clear. Monier suggests cleaning them at least once a year and twice under trees, which suits most Chatswood streets. For a unit, go through strata first. When you're ready, send us the job and your postcode. If a licence-checked roofer covers Chatswood, they'll get your number and email and no one else will; if we don't have one, we'll say so straight away.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
