Roofing in Victoria PointPick the steel for the bay, not the brochure.

Victoria Point looks straight out onto Moreton Bay, and salt is the main thing its roofs deal with. BlueScope's own examples class the bay at Cleveland, just up the shore, as exposed water, which gets the same distance rules as breaking surf. So how far you are from the water decides which steel, gutters and screws will last.

What Victoria Point's roofs live with

Salt off the bay

BlueScope's TB-35 bulletin lists Redcliffe, Cleveland and Fisherman's Island on Moreton Bay as exposed marine water. It doesn't name Victoria Point, so treat the category for your street as something your roofer should confirm in writing.

A suburb of the 1980s onward

Queensland Places records about 600 people and plenty of horticulture in the mid-1950s, 944 at the 1976 census and 2,648 in 1981. By 2021 there were 15,140, so most roofs date from the last four decades.

Houses, often paid off

At the 2021 Census, 80.8% of homes were separate houses and 36.3% were owned outright. Wikipedia noted six retirement villages here back in 2007.

Wind across open water

In the October 2020 storms, gusts over 100 km/h were recorded around Moreton Bay. During ex-Cyclone Alfred in March 2025, an Emergency Warning was issued for Redland City.

One heritage listing

Redland City's register has a single heritage place in the suburb, 'Monkani' at 11 Point O'Halloran Road.

Which jobs come up near the water

Steel picked by distance. BlueScope recommends standard COLORBOND more than 200 m from surf or exposed water, COLORBOND Ultra beyond 100 m, and SUPERDURA Stainless at any distance, measured from the high water mark. If your house is near the foreshore, the cheaper option can be the wrong one. Our Colorbond roofing in Brisbane page goes further.

Gutters, downpipes and fascia. BlueScope's rules for these don't relax for calmer water the way its roofing rules do: standard COLORBOND or ZINCALUME gutters are recommended more than 200 m from salt water, and Ultra more than 100 m. Rusting gutter joints and fixings are usually roof plumbing in Brisbane work.

Washing the parts rain misses. BlueScope's October 2026 bulletin says unwashed areas, like the underside of gutters and under the eaves, should be washed three-monthly in coastal areas with salt spray. A hose does it from the ground.

Ask before you sign a coastal quote

  • Which BlueScope marine category have you used for my address, and how far from high water did you measure?
  • Is the product named on the quote: standard COLORBOND, Ultra or stainless?
  • Are the screws, rivets and flashings rated for salt, and compatible with the sheet?

If it were our roof at Victoria Point

We'd measure from the high water mark before choosing any steel, and pay the extra for Ultra if the house is within a couple of hundred metres of the bay. Then we'd hose the eaves and gutter undersides every few months. If you live in a retirement village, ask the operator who's responsible for the roof before booking anyone. For a house, tell us the job and your street, and we'll send it to one licence-checked roofer near Victoria Point if we have one, or tell you if we don't.

Questions

Straight answers.

Is Victoria Point exposed or calm water for Colorbond?
BlueScope doesn't name Victoria Point. It does class Moreton Bay at Cleveland and Redcliffe as exposed, and exposed water gets the same distance rules as surf. Ask your roofer to confirm the category for your street and put the product on the quote.
How often should I wash a roof near the bay?
Rain washes the main roof sheets. BlueScope says the sheltered parts rain can't reach should be washed at least six-monthly, and three-monthly in coastal areas with salt spray. Use a hose from the ground, not a pressure cleaner on a ladder.
