What to know about Liverpool
One of the oldest towns
Liverpool was founded on 7 November 1810 on the western bank of the Georges River. St Luke's Anglican Church in the centre is the oldest existing Anglican church in Australia and is on the State Heritage Register.
A long flood record
The 1873 flood at Liverpool was estimated at 2 m above the 1956 flood and 3 m above those of 1986 and 1988. The 1988 flood still inundated more than 1,000 houses along the Georges River, Cabramatta Creek and Prospect Creek.
Apartments lead now
At the 2021 Census, 65.0% of occupied homes were flats or apartments and 24.3% were separate houses. The city centre was rezoned for mixed use in 2018 to allow more homes.
Big estates nearby
The Housing Commission built the Green Valley estate in south-western Sydney between 1961 and 1965, with 7,464 cottages, flats and units going up within a few years.
Rain, gutters and the insurance question
When a storm drops a lot of rain at once, blocked or undersized gutters spill into the eaves and down the walls, and a choked downpipe can push water back under the roof edge. Having gutters cleared and downpipes tested before the wetter months is cheap insurance.
Insurers treat water from above and water from below differently. Moneysmart says most home policies cover storm damage, including rainwater, while flood has its own standard definition and may be excluded. Read your product disclosure statement now, not after the next big rain. Our guide to storm damage roof claims walks through it.
The jobs Liverpool roofers see most
Leaks that only show in heavy rain. These usually come from valleys, flashings or overflowing box gutters rather than the tiles themselves. See roof leaking in heavy rain.
Tired gutters and downpipes. Rusted or sagging gutters are worth replacing before they fail in a storm.
Older houses with unknown materials. The NSW EPA says a house built before 1990 probably has asbestos-containing materials, which can include eaves and roof sheeting. Find out before anyone cuts, drills or pressure cleans.
Strata roofs. With most Liverpool homes now in apartment buildings, many roof leaks go through a strata manager, who arranges the roofer for the owners corporation.
What we'd do in Liverpool
We'd have the gutters and downpipes cleared and tested every autumn, and fix any leak the first time it shows rather than waiting for the next downpour to make it worse. Send us the job with your postcode. If a licence-checked roofer covers Liverpool, they're the one roofer who gets it. If we don't have anyone there yet, we'll tell you straight up.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
