Beenleigh's roofs in context
River country
The Bureau of Meteorology says many homes in the lower Logan are affected by backwater flooding from small tributaries, and that growing urban development has increased exposure to flooding.
Old town, newer building
Beenleigh grew from a sugar town, and development since the 1980s has joined it to Brisbane and the Gold Coast. In 2021, 62.4% of occupied homes were houses, 19.0% were townhouses or similar and 17.6% were units.
Heritage close by
The Beenleigh Rum Distillery is heritage listed, and the Beenleigh Historical Village keeps 20 historic buildings, including the 1875 St George's Anglican Church, moved there in 1981.
Storm alerts
On 31 October 2020, an emergency alert covered parts of Logan and the Gold Coast, Beenleigh included, as storms carrying giant hail moved through.
Which council
Beenleigh was the centre of Albert Shire, joined the City of Gold Coast in 1995 and moved to the City of Logan in 2008. Logan City Council now handles local planning questions.
Leak or flood? Working out what you've got
Water coming through the ceiling in a storm is a roof problem. Water rising from the ground is a flood, and insurers treat the two differently: Moneysmart says most policies cover storm damage, while flood has its own definition and may be excluded.
For roof leaks, the usual suspects are cracked tiles, ridge caps, flashings and gutters that overflow. Roof leak repair in Brisbane and our guide to finding a roof leak explain how roofers track them down.
If you live in a townhouse or unit complex, check with the body corporate or building manager before booking anyone, because the roof may not be yours alone to fix.
If it were our place in Beenleigh
We'd keep the gutters and downpipes clear before the summer storms and have a roofer look at the ridge caps and flashings every few years. After a flood, the roof can usually wait until the house is safe and dry, unless water is also coming in from above.
