Salt, sun and fire: what decides the steel here
Three kinds of salt water
BlueScope sorts marine sites into surf (breaking waves and ocean spray), exposed (open salt water with onshore wind but no regular surf) and calm (protected salt or brackish water). Its TB-35 table puts Gold Coast beaches in surf, The Broadwater in exposed, which has the same distance rules as surf, and Gold Coast canal estates in calm. Distances are measured from the high water mark. The Nerang River isn't named, so with more than 890 km of constructed waterfront here, ask your roofer how a river frontage is classed.
Close to the beach or The Broadwater
BlueScope's homeowner rule is standard COLORBOND for roofs more than 200 m from breaking surf or exposed water, and COLORBOND Ultra between 100 and 200 m. Closer than 100 m, it points to SUPERDURA stainless. Lysaght gives Gold Coast homes the same advice. On a canal, which counts as calm, standard COLORBOND can go any distance, though unpainted ZINCALUME needs more than 100 m.
Fewer colours as you get closer
COLORBOND Ultra comes in 7 core colours: Surfmist, Dune, Shale Grey, Windspray, Wallaby, Woodland Grey and Monument. SUPERDURA comes in just 4: Surfmist, Dune, Deep Ocean and Windspray. Near the water, start from those lists.
Summer heat on the sheets
The Gold Coast's record is 40.5 °C. BlueScope says a light roof can be up to 35 °C cooler on the surface than a dark one in hot sun, and each colour's solar absorptance is printed on the back of its swatch.
Bushfire behind the coast
After the 2019 fires at Beechmont and Binna Burra, fire ratings matter in the hills. COLORBOND roofing, gutters and downpipes can be part of a compliant system up to BAL-FZ under AS 3959.
Looking after steel near the coast
Rain washes most of a roof, but salt builds up where rain can't reach: under eaves, on the underside of gutters and above garage doors. BlueScope's October 2026 maintenance bulletin says to wash those spots every three months in coastal areas with salt spray. Use fresh water, not hard bore water.
Ask the installer about compatibility too. Lead flashings and copper-rich run-off, such as from a hot water overflow, corrode coated steel, and BlueScope recommends neutral cure sealants only. Our national Colorbond roofing page covers profiles and installation.
Questions to ask a Gold Coast metal roofer
- How far is my roof from breaking surf, measured from the high water mark, and which grade does that need?
- Have you treated my frontage as surf, exposed like The Broadwater, or calm like the canals?
- Will the gutters, flashings and fasteners match the roof's coastal rating?
- Can you register the BlueScope warranty for me once it's installed?
- What's your QBCC licence number? Metal roofing falls under the roof and wall cladding class.
What we'd do in your shoes
We'd get the steel grade and colour in writing, then check the grade against BlueScope's distance guide ourselves. Within a few hundred metres of the beach, we'd pick a light colour from the Ultra or SUPERDURA list, and we'd put a three-monthly hose-down of the eaves on the calendar. See the Gold Coast hub for the wider local picture.

Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
