Why roof plumbing works hard on the Gold Coast
Summer rain in big doses
February is the wettest month at the Gold Coast Seaway, averaging 183.4 mm, and December has the most rainy days. Short, heavy storms test gutters far more than steady drizzle does, because they overflow within minutes of filling.
Storms that blow debris in
The Christmas 2023 storms brought strong winds around the Gold Coast and Scenic Rim, and Alfred's gusts in 2025 brought down big pines at Kirra. Leaves and twigs washed into gutters and downpipes are what turn a heavy shower into an overflow.
Low ground near the river and canals
In the January 1974 floods, the Nerang River flooded and about 2,000 people were evacuated from homes along the river and canals. On flat, low blocks, downpipes need somewhere to discharge, so ask where your stormwater actually goes.
Salt attacks gutters first
BlueScope recommends standard COLORBOND or ZINCALUME gutters and downpipes more than 200 m from salt marine influence, and COLORBOND Ultra from 100 m. The undersides of gutters never get rinsed by rain, so salt sits there longest.
What a roof plumber checks
The building code sets the basics. Eaves gutters need a fall of at least 1:500, brackets no more than 1.2 m apart, and an overflow path so water spills outside rather than into the house. A single downpipe can serve no more than 12 m of gutter, and downpipes should sit as close as possible to valley gutters. The current stormwater standard is AS/NZS 3500.3:2025.
BlueScope adds two easy fixes: pipe air conditioner condensate to the ground rather than into the gutter, and run hot water overflow pipes past the roof, because copper-rich water corrodes coated steel. Our national roof plumbing page covers the rest.
The licence rule that catches people out
Queensland requires a QBCC licence for plumbing and drainage work at any value, unlike most building work, which only needs one above $3,300. Anyone doing or supervising regulated plumbing also needs an occupational plumber and drainer licence. Gutters and fascias can also be done under the separate metal fascias and gutters licence, so ask which one the contractor holds and check it on the register.
Questions to ask a Gold Coast roof plumber
- Are my gutters and downpipes big enough for a Gold Coast summer storm?
- Where does the overflow go when the gutters fill?
- Which QBCC licence covers this work, plumbing and drainage or metal fascias and gutters?
- How far is the house from salt water, and does that change the gutter material?
- Can you redirect the air conditioner and hot water overflow pipes while you're here?
Your bit, and the plumber's
You can
- Watch the gutters from inside during a storm and note where they overflow
- Keep ground-level downpipe outlets and drains clear
- Rake leaves away from stormwater pits
Leave to a roofer
- Resizing or replacing gutters and downpipes
- Box gutters and valleys
- Flashings around vents, skylights and walls
- Any regulated plumbing, which needs a licence at any price
How we'd approach it
If water spills over the gutters in every big storm, we'd ask a roof plumber to check the gutter size and the number of downpipes before replacing anything like for like. We'd get it done in the drier months before December, and we'd check the contractor's licence class on the QBCC register first. The Gold Coast hub has more on local conditions.
