The Craigieburn picture
Where it started
In 1972 the Hothlyn Corporation promoted a subdivision big enough for 20,000 people. Craigieburn had 1,342 residents in 1971, 4,296 in 1981, and more than doubled again to over 10,000 by 1991.
The estate years
Highlands by Stockland is the largest development, with other estates by Delfin, Peet, Evolve and Villawood. At the 2021 Census, 89.2% of occupied homes were separate houses.
Young roofs, big mortgages
53.6% of homes were owned with a mortgage in 2021 and only 15.1% outright. On a near-new house, defects should go back to the builder before you spend your own money.
Grassland and creek edges
Hume City Council says Hume has a long history of fast-moving grass fires and that many suburbs back onto grasslands and woodlands. Merri Creek forms the eastern boundary, with Aitken and Malcolm Creeks running in from the west.
Northern plains weather
Bureau figures put Melbourne Airport at 515.5 mm of rain a year, and it recorded winds over 100 km/h in the 6 March 2010 storm. That storm reached Craigieburn at 3:00 pm.
On a newer Craigieburn home
A leak, a rattling sheet or a gutter joint that drips on a house a few years old is the builder's to look at first. Write to them with photos and dates.
Consumer Affairs Victoria says domestic building insurance covers structural faults for 6 years and non-structural faults for 2 years if the builder has died, gone insolvent or disappeared.
An independent roof inspection while the builder is still responsible gives you a list to work through.
On an older Craigieburn home
Houses from the 1970s and 80s are due for ridge work, cracked tile replacement or a full restoration where the roof is still sound. Anything built or renovated before 1990 may have asbestos in eaves, sheeting or old gutters, so ask before work starts.
Wherever you are in Craigieburn, clear gutters before the fire danger period if you back onto grassland or a creek reserve. Gutter guards cut down the debris.
If it were our Craigieburn roof
On a newer estate home, we'd get the roof and gutters inspected while the builder is still on the hook, and send them the report. On a 1970s or 80s home, we'd fix the ridges and cracked tiles before thinking about a coating. And on the grassland edge, we'd clear the gutters every spring.
