What's particular about Eltham roofs
The mud brick legacy
Alistair Knox designed more than 1,000 houses across the Nillumbik region, starting with a mud brick house in Montmorency in 1947. They have a lower, flatter roofline, often a clerestory (a raised strip of windows), and large eaves and verandahs. Many are heritage listed. Water moves slowly on a low pitch, so flashings around clerestories and wall junctions do a lot of work.
Slate at Montsalvat
The Montsalvat artists' colony, begun in 1934 and now on the Victorian Heritage Register, was built from mud brick and salvage, with reused slate roofs, some shipped from Ireland and Wales as ballast. Old slate wants a roofer who has handled it before.
Serious bushfire risk
Nillumbik Shire Council says bushfire is a serious risk in Nillumbik. On 15 October 2026 it told owners they must slash grass, remove leaf litter, clean gutters and clear fallen branches before the Fire Danger Period is announced.
Trees everywhere
Council manages 100 bushland and wetland reserves over 495 hectares, the green wedge covers 91 per cent of the shire, and much of it is open grassy woodland with eucalypts. Gum leaves fill gutters all year.
Heritage permits
Where a Heritage Overlay applies, Nillumbik says most buildings and works need a planning permit, and its Heritage Review recommended controls on 66 more properties. Check before changing a roof you can see from the street.
What Eltham roofs most often need
Gutters cleared and guarded. Before the fire season, and more often under gums. In bushfire areas, ember guards make more sense than plain leaf mesh.
Flashings on low-pitched roofs. Leaks around clerestory windows and where a roof meets mud brick walls are usually a flashing job. See flashing and valley repairs.
Re-roofing to a BAL rating. If you're replacing a roof, find out your Bushfire Attack Level first. BlueScope says Colorbond roofing, gutters and downpipes can be part of a compliant system in bushfire-prone areas, right up to BAL-FZ.

Where we'd start in Eltham
We'd have the gutters cleared and any ember gaps along the roofline sealed by mid-spring, before the Fire Danger Period is declared. On a Knox-style low-pitched roof, we'd look for a roofer who's worked on mud brick homes, and check with Nillumbik about heritage controls before changing anything visible.
