Rosebud, roof by roof
A holiday town first
A beach-front subdivision of about 400 lots was promoted in 1908. By 1949 the foreshore held camping for 5000 people over about 8 km from McCrae to Rosebud West, alongside a host of private weekend houses.
Empty on census night
At the 2021 Census, 2,313 of Rosebud's private dwellings (28.0%) were unoccupied. Of the occupied ones, 88.7% were separate houses.
Twice the people in summer
The populations of Rosebud and Dromana can double over summer, and Rosebud's foreshore is still one of the biggest camping areas on the peninsula.
Up the slopes
Inland Rosebud became suburban in the 1950s, and streets now reach the foot of Arthurs Seat State Park. Rosebud South, including newer estates like Peninsula Sands, sits on the lower slopes.
Fire risk above town
A 2018 report on the shire's fire management plan said the Arthurs Seat lookout and maze were among the places rated 'almost certain' to have bushfire.
Looking after a roof you're not always near
Book checks around the calendar. Spring is the time for gutters, before the fire danger period and before summer guests arrive. A roofer can clear them, look for cracked tiles and loose ridge caps, and send photos. See roof inspections in Melbourne.
Check after storms, even from afar. Rosebud SES took 22 calls in the 24 hours of the June 2021 storm. If a big blow is reported and you're not down here, ask a neighbour to look for anything on the lawn or a sagging gutter.
Steel near the foreshore. BlueScope lists this part of Port Phillip as exposed salt water. It recommends standard COLORBOND more than 200 m from the water and COLORBOND Ultra more than 100 m, so beachside houses need the product named on the quote.
Upslope, think embers. If your house is on the Arthurs Seat side, find out whether it's under the Bushfire Management Overlay and what its BAL is before replacing gutters, guards or roofing. See ember guard.
If it were our holiday house
We'd book one roofer's visit every spring, gutters and all, and ask for photos. We'd give a neighbour our number for storm nights. And before the first summer in a new place, we'd find out the BAL if we were upslope, or the distance to the high water mark if we were near the beach, because those two facts decide most roofing choices in Rosebud.

Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
