How Rowville was built
Estates in waves
The first estate was carved from Stamford Park in 1960. Woodview and Rowville Lakes followed in 1976, a third wave in the late 1980s brought Rowville Heights, Tirhatuan Hills, Studwell Park and Peppertree Hill, and Sovereign Manors and Sovereign Crest arrived in 2001 and 2002.
Big houses, few flats
At the 2021 Census, 6,002 of Rowville's 11,398 occupied homes (52.6%) had four or more bedrooms, and only 0.9% were flats or apartments.
Hail next door
On 6 March 2010 the storm reached Scoresby with hail the size of cricket balls, and the Ferntree Gully to Lysterfield area was hit as well. Scoresby, Ferntree Gully and Lysterfield all surround Rowville, and Knox set up a relief centre for storm-damaged homes.
Bush pockets
Heany Park holds 9 hectares of natural bushland. On sites over 4000 square metres, Knox requires a permit to remove native vegetation, even dead vegetation.
What usually needs doing on a Rowville roof
Ridge pointing. Pointing is the top layer of mortar that seals the ridge caps. Monier says it can crack or loosen with weather, and repairs should use modern flexible compounds. A big hipped roof has a lot of ridge to check.
Restore or replace? If the tiles themselves are sound, a roof restoration (clean, repairs, repointing and usually a coating) tends to make more sense than a new roof. Our restore or replace quiz helps you weigh it up.
Second-storey gutters. Cleaning gutters two storeys up takes more setup, so it costs more. It's a job for someone with the right gear, not a ladder and a spare Saturday.
Where we'd begin
On a 1980s or 1990s Rowville roof, we'd have a roofer check the pointing, valleys and gutters and photograph the tiles before anyone talks about a coating. Sound tiles are worth restoring. If they're cracking all over, a coating won't save them. Send us the job and we'll pass it to one licence-checked roofer for Rowville when we have one, or tell you straight away if we can't help this time.
Want a roofer to take a look?
Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
