Bundoora's mix of homes
Post-war blocks, then a 1960s surge
Home blocks opened up after World War II and drew many new arrivals, but significant growth only followed the Progress Association's formation in 1960. La Trobe University opened in 1967.
Newer estates on old institution land
After the Janefield Colony closed, most of its land was sold for housing, and the former repatriation and psychiatric hospital sites were redeveloped with houses too.
Mostly houses, many owned outright
At the 2021 Census, 76.1% of occupied homes were separate houses, 14.8% townhouses and 9.1% flats. 36.5% were owned outright.
Parkland and a hill
Bundoora Park covers 180 ha and holds Mount Cooper, at 137.3 metres. Darebin Creek and the Plenty River form the suburb's western and eastern edges.
Tree rules in the Banyule part
Banyule says all its residential areas have tree protection overlays, so lopping or removing a tree may need a permit. Check before cutting back anything that hangs over your roof.
The jobs we'd expect in Bundoora
Older homes. A roof from the 1960s is likely to need ridge rebedding, valley work or a restoration. EPA Victoria also says homes built before 1990 are likely to have some asbestos, so have fibre-cement eaves or sheeting identified before anyone cuts or drills. See roof restoration in Melbourne.
Newer homes. On a house built in the last few years, a leak or a badly fitted flashing may be a builder's defect. Builders must meet implied warranties that apply by law, so contact your builder first.
Trees and gutters. Near the parks and creeks, leaves and twigs fill gutters quickly. Regular gutter cleaning stops the overflow that ends up in eaves and ceilings.
Worth asking a roofer in Bundoora
- Is my roof tile or metal, and what condition is it in overall?
- Could any of the sheeting or eaves be asbestos cement?
- Does any of this need a council permit where I live?
- What exactly does the quote include, and what would change the price?
- Are you registered or licensed with the BPC for this type of work?
If it were our Bundoora roof
Start by checking which council you're in, which takes a minute with your rates notice. Then get the whole roof looked at rather than one leak. On an older home that usually means one bigger job done properly; on a newer one it may mean a letter to the builder instead.

Tell us the job and your postcode. We match it with a Find My Roofer certified roofer who specialises in that kind of work, and they call you to quote. Your number goes to them alone.
