What's behind Clayton's roofs
Built bit by bit
Monash's heritage history says that until the mid 1950s as many as 40% of new houses were put up by owner builders, many in timber, and that plenty of Clayton homes went up this way as materials became available. Workmanship on those roofs varies from house to house.
Done by 1968
The residential area was substantially built up by 1968, mostly on old market-garden subdivisions laid out as a checkerboard of streets. Many original roofs have now been up for more than half a century.
More townhouses than houses
At the 2021 Census, 42.5% of occupied homes were townhouses, terraces or semi-detached and 21.7% were flats, against 35.4% separate houses. Where several homes share one roof, a leak in one unit can start somewhere above another.
Monash draws a permit line
The City of Monash says like-for-like roof repairs don't need a building permit, but swapping tiles for Colorbond does. Replacing old corrugated iron with Colorbond counts as like-for-like there.
The jobs that come up in Clayton
Leaks in older houses. On a roof this age the usual culprits are cracked tiles, tired ridge mortar and rusted valleys or flashings. See roof leak repair in Melbourne.
Asbestos checks. EPA Victoria says houses built before 1990 are likely to contain some asbestos, and lists roofing tiles among the products that can contain it. In a 1950s or 1960s house, have eaves, flues and any fibre-cement sheeting identified before anyone drills or cuts. Our asbestos guide explains the signs.
Replacing rather than patching. If the roof is finished and you're weighing up Colorbond, build Monash's building permit into the plan. More on roof replacement in Melbourne.
Our take for Clayton
Work out whose roof it is before anything else, then stop the leak before thinking about looks. On an older Clayton house we'd want a proper inspection first, because a roof that age often has more than one weak spot, and one visit that finds them all beats three separate call-outs.
